Case Study

Axle Apartments

Axle Apartments is a workforce-housing community priced below market rate to attract renters in the northern Twin Cities suburb of Fridley, Minnesota. At $51.5 million and 262 units, this project is Roers Cos. largest development to date. Construction was completed more than two months early, and leasing was completed a full 14 months ahead of proforma — making Axle Roers Cos. most successful project. Other highlights include:

  • Opened at ~95% leased in April 2022
  • Includes alcove through three-bedroom apartments
  • Averaged 57 new leases per month for the four months prior to opening, including up to 25 leases in a single week
