Roers Companies is pleased to announce the successful sale of Venue Apartments, which officially closed on December 10, 2025. The community sold at the highest per-door trade in the suburban Twin Cities for both 2024 and 2025.

Venue Apartments opened in 2019 with 46% of units pre-leased and stabilized rapidly. Throughout the hold period, the community maintained strong and consistent occupancy, demonstrating sustained renter demand and the effectiveness of Roers Cos.’ development, leasing, and property management execution.

Venue Apartment’s financial performance significantly outpaced initial underwriting assumptions. Net operating income exceeded the original pro forma by 38%, representing several hundred thousand dollars of additional annual income above projections. This outperformance was driven by disciplined expense management, strong rent growth, and consistent resident demand, all of which directly increased cash flow available to investors.

The property also benefited from assumable debt with an interest rate below 4%, which made financing more attractive for potential buyers. This feature expanded the buyer pool, increased competition during the sale process, and supported a premium valuation at exit.

This shift is creating persistent and accelerating demand for multifamily housing. Vacancy rates remain tight in many cities, and national projections indicate the U.S. will require 4.3 million new apartment units by 2035 to keep pace with demand. The shortfall is so severe that some markets are facing structural undersupply that will extend well into the next decade. Today’s renters are not looking for temporary alternatives; they are looking for flexibility, community, high-quality amenities, and long-term livability. Modern multifamily communities meet these expectations better than older stock or single-family rentals. Together, these factors underscore a lasting change in the housing landscape, one that will continue to drive strong and sustained demand for multifamily living.

As a result of strong operating performance and execution, investors received more than 100% of their original equity prior to the sale, meaning they recovered their full initial investment while still retaining ownership until exit. In addition, investors benefited from:

– Strong annual cash distributions during the hold period

– A high annual rate of return, measured as the internal rate of return (IRR) — which represents the average percentage return investors earned each year on their invested capital

– A substantial final cash distribution at sale
