Havenwood of Maple Grove Breaks Ground

In just a two-year period since establishing its Havenwood Senior Living brand in the region, Roers Cos. has grown the portfolio to include properties in Burnsville, Buffalo, Minnetonka, and Richfield, Minn. and Onalaska, Wisc. Roers Cos. continued expanding its Havenwood footprint with a groundbreaking event on November 1, 2019, in Maple Grove.

Havenwood of Maple Grove will feature 150 units and include an intergenerational care program with an onsite daycare. Located in Hennepin County at the intersection of County Road 101 and Bass Lake Road, this project will offer a mix of independent and assisted living, memory care, and care suite units. The new facility will be managed by Walker Methodist.

The November 1 groundbreaking event featured a variety of project partners in attendance, including owner/developer Roers Cos., operator Walker Methodist, architect Kaas Wilson, and general contractor CBS.

According to research, demand for senior housing remains high in the primary market area, having grown to 222% in a 10-year period over the past decade for seniors 75+.  Seniors and their caretakers and families can look forward to a wide variety of apartment sizes and floor plans ranging from studios to two-bedroom units.

Select units will include luxury amenities such as granite counters, stainless steel appliances, in-unit laundry, a full kitchen, generous storage spaces and wheelchair-friendly bathrooms. Community amenities will include a full-service chef-run restaurant, a salon and spa, a fitness center, an arts and crafts room, a grab and go bistro café, a private dining room, a community patio, outdoor walking paths, a mail lounge, and an overlook library.

Rapid Increases in Retiring Seniors in the Market Area Driving Demand

“Maple Grove is an ideal location for Roers Cos.’ sixth Havenwood Senior Community,” notes Kent Roers, co-founder of Roers Cos., based in Minnetonka. “It boasts a population of over 71,000 people and posted a first-quarter 2019 apartment vacancy rate of just 2.0%, and it has a growing senior population as Baby Boomers have continued to retire each month consistently since 2016. The metro area itself expects to see population growth — especially among the 70–74 age group with a 63.7% increase.”

Roers adds, “Havenwood of Maple Grove lies in proximity to lakes, a wildlife preserve, two golf courses, a Hy-Vee and multiple retail options across the street. Inside the residence, a wide variety of common-area amenity spaces help promote residents’ independence. To ensure the staff can deliver exceptional care, there will also be specialist support areas throughout the building, including the daycare, which will benefit both the very young and those aging.”
